The Role of Isolation in Restoration of Mold Damage in Bloomfield

An effective isolation protocol is one of the most important aspects of controlling mold damage in commercial properties in Bloomfield. Even if your building is located in a flood zone, there are ways to reduce the chances that a flood will damage your commercial property. Thinking ahead and taking some steps to prepare are the keys to minimizing commercial water damage.

What You Should Know

Flood zone: Check your local flood map on FEMA.gov to see if your property is in a flood zone. (Remember, floods can and do happen outside of flood zones.)

Learn your BFE: Check the FEMA flood map or local government authorities to see if your building’s lowest floor is above the base flood elevation (BFE). If not, consider raising your structure to at least three feet above the BFE.

Flood insurance: If you are in or close to a high-risk flood zone (Special Flood Hazard Area), consider purchasing flood insurance.

What You Should Do Outside Your Building

Landscaping and drainage: Choose plants native to your area to help prevent soil erosion and improve drainage. Evaluate the slope of your property and your downspouts to be sure they direct water away from your foundation.

Fuel tanks: If you have fuel tanks on your property, anchor them to prevent damage to your building or other properties.

1. What Are the Risks?

Which natural disasters are most likely to hit your area: tornadoes, hurricanes, wildfires, earthquakes, floods? Which risk is the greatest? Identify the most imminent weather threat and start planning for that, then work your way down the list.

4. How Will You Respond to the Disaster?

If a natural disaster strikes, you’ll need to put your emergency response plan into action fast. Decide how you will protect employees and customers, what you will take with you if evacuating, where you will meet up and how you will manage business operations and communicate during and after the disaster. Bloomfield Hardware Store Fire Cleanup

Wrenches Here's a true store of a hardware store that suffered major fire damage and yet was back functioning at 100% within 10 days.

SERVPRO of Bloomfield/Enfield wants you to be able to reopen your business as soon as possible after a fire or any natural disaster. Here’s an example of how we helped one Bloomfield, Connecticut business do just that.

When a car crashed into a Bloomfield, Connecticut hardware store in August 2018 the car burst into flames. The car fire quickly became a commercial building fire. The hardware store was an independent shop with a business owner who could ill afford to be out of business for very long.

On Site within an Hour

After the fire was out, the business owner called SERVPRO of Bloomfield/Enfield around 5 p.m. We arrived on the scene within an hour. Our crew talked to the business owner, surveyed the damage, and created a plan to restore the building. Before nightfall we covered four holes in the hardware store roof with temporary tarps to prevent further damage. We secured six broken store windows so the store would be protected from the elements, vandalism, and from any potential burglary for the night. We also filled several barrels with broken glass.

First, Keep the Business Open

Early the next morning a full SERVPRO of Bloomfield/Enfield crew arrived. A first priority was to section off the damaged portion of the hardware store so the remainder of the store could be safely opened for business. Another top priority was to remove the smoke smell and the soot damage. Test for All Major Issues, Don’t Just Deal with the Obvious

Our commercial building restoration process always includes testing the site for potential issues that may not be a part of the damage but are still important to eliminate. As part of that process we tested the hardware store for asbestos.

It’s ironic that in most cases of commercial fire damage restoration a huge issue is water—the water used to put out the fire. At the Bloomfield hardware store, we used negative air machines and large commercial dehumidifiers to dry the site. It’s critical that the drying process go beyond removing visible water and moisture. After commercial fires, water and moisture are often hidden inside walls or other hard to reach places. We do a thorough exam to make sure no moisture is left behind. Doing so eliminated potential mold and mildew problems later. Our commercial-grade negative air machines and industrial dehumidifiers dry materials more thoroughly and much faster than lesser equipment.    

As other SERVPRO crew members became available, we added them to the hardware store crew to sped the restoration process. The list of required actions was long. It included scrubbing soot from floors, walls, and fixtures; cleaning duct work; and removing and replacing ceiling tiles.

Clean, Repair and Reconstruct Inside and Out

While some crew members worked on these interior issues, others repaired the four holes in the hardware store roof and replaced the six storefront windows. Within about 10 days SERVPRO of Bloomfield/Enfield had the store’s furniture and equipment cleaned, restored, and back in place. All the damage had been repaired and, in some cases, the “new” store was of even higher quality than the existing store before the fire. The hardware store never had to close its door completely and was up and running as if the car accident and fire had never happened within those 10 days. Fast action by the business owner and by SERVPRO of Bloomfield/Enfield kept the business’s lost revenues to a minimum and kept insurance costs down.

Each September, through National Preparedness Month, the Environmental Protection Agency (EPA) reminds Americans to be prepared for disasters or emergencies in their homes, businesses, commercial properties, and communities.

Businesses can use this opportunity to find ways or help employees, vendors, and other businesses to understand more about preparing for disasters and reducing risks to health and the environment.

The EPA says there are many ways to reduce risks from contamination, leaks, spills, hazardous materials, and other dangers. SERVPRO of Bloomfield/Enfield suggests you visit the EPA’s page devoted to National Preparedness Month.

While not all-encompassing, this EPA page gives businesses and others many ideas and links to more information. Among the major sections are sections on general emergency information, how to report emergencies, communities, and a section for schools, businesses, and other facilities.

The business section covers topics like emergency planning, hazard resilience, decontamination, and risk communication. Among the helpful information SERVPRO of Bloomfield/Glastonbury found there was the Wastewater Response Protocol Toolbox (WWRPTB). It’s a useful tool for planning for and responding to wastewater contamination threats and incidents. The main audience for the toolbox is government agencies, emergency responders, and utilities.

The WWRPTB is designed to be a planning tool. It's not intended to be a reference document for use during an actual emergency when decisions need to be made rapidly. Cover are: who to notify, what actions to take, how to conduct a threat evaluation, how to safely collect and ship samples, steps to recover from a contamination event and more.


The WWRPTB addresses the preparedness and response needs for threats and contamination events in wastewater systems. These events can include contamination with toxicants as well as infectious, flammable, explosive, or radioactive substances. As an “all hazards” document, the WWRPTB discusses the response to accidental and negligent contamination events in addition to its primary focus on intentional contamination. The content and format are based on an earlier EPA guide on planning for and responding to threats and incidents of intentional contamination of public drinking water supplies.

Another useful tool we found on the EPA site is the Containment and Disposal of Large Amounts of Contaminated Water: A Support Guide for Water Utilities. The guide is intended for events involving emergency response activities at water utilities. In these types of events, an Incident Command System (ICS) may be established to manage the response, including decontamination activities. The guide provides a summary of key information that may be useful in addressing containment, treatment, and disposal of water contaminated with a CBR agent within any part of a drinking water, wastewater, and/or storm water system resulting from an “all hazards” contamination event. The information and recommendations were developed primarily for drinking water, wastewater, and storm water utility personnel involved in response activities. But others can benefit including decision makers involved with emergency response planning, such as emergency management agencies, environmental agencies, public health agencies, law enforcement, as well as other federal, state, local, and tribal agencies.

Commercial Water Damage Experts

Has your business or commercial property recently become a victim of commercial water damage? Then you need to know you can take steps to mitigate the damage to your commercial property.
First, know you must act fairly quickly to preserve as much of your property as possible. Acting quickly is also important in decreasing any health risks to your employees or others after commercial water damage has happened.

One of the first considerations if your commercial property has major water damage is to prepare an adequate space for water damage restoration. You may need a clean and dry staging area where you can bring water damaged furnishings and equipment to be dried out, cleaned up, and worked on. Be Sure The Power’s Off

Wear Proper Protection
Put on proper protection before you enter any flooded building. This includes an organic vapor respirator that you can purchase at any paint and building supply store. Wear rubber gloves, protective clothing, and eye protection.

Once inside, the first thing is to ventilate the water-damaged areas. Open windows. Place fans where they can best move the air to dry out the area.

In any major commercial water damage situation there’s likely to be items you need to throw away. For example, any items that are porous and have absorbed contaminated floodwater cannot be restored. If your commercial space has drywall, mattresses, pillows, box springs, particle board, carpets, or carpet pads, they must be discarded if they have become water-saturated.

Some Good News
But here’s the good news: If your water damaged commercial space includes clothing or household fabrics that can be machine-washed, you may be able to save them. Use your washing machine to clean these items with a 10-minute soak at minimum in hot water with detergent. The soap and normal wash should remove most of the contamination and any staining that is present.

Know that your commercial space will need a thorough professional inspection. You’ll need professional cleaning services, and possibly building renovation. Many water damaged commercial spaces have water damaged walls and installation that must be removed and replaced. Stop Mold Growth
After major commercial water damage, mold is a threat. Mold growth can take a few days to appear. It thrives in a moist environment with organic-type materials such as paper or particle board and in temperatures that range between 60 and 86 degrees Fahrenheit.

Drying Machines on Floor The best commercial water damage is the damage you avoid. Here are some ideas on doing just that.

Business owners usually think commercial water cleanup is caused by floods, massive rains, and storms. That’s often true. Weather events, storms, and flooding do shut down businesses and create major water damage in commercial buildings. Unfortunately, many business owners, commercial space renters, and entrepreneurs don’t think about and try to prevent other typical causes of water damage.   
 

1. Sprinkler systems
Some older office and retail buildings have outdated sprinkler systems that work in conjunction with fire protection systems. While sprinklers can come in handy during a fire emergency, they can also cause commercial flood damage if they are faulty, not well maintained, or in need of replacement. Many a time a poor sprinkler system has damaged commercial inventory and business assets and shut down business. Check your system to make sure that it’s not faulty or in need of repair or replacement.

2. Appliances and equipment
Restaurants and catering businesses sometimes suffer water damage from their appliances or equipment. But any business that has appliances or equipment that use water could suffer water damage. Disaster: What To Do When You Don't Know What To Do

Hurricane off the Coast If a natural disaster strikes do a size-up

When an emergency happens or a disaster strikes, some people seem to know what to do. Others of us can panic or waste time not knowing what to do first. Emergency responders recommend you do a size-up.

What Is A Size-Up?
Conducting a size-up means getting an overall perspective of the emergency, disaster, or situation explains firefighter and author Scott Finazzo. Don’t be totally consumed by what visually appears to be the worst aspect of the situation. In the medical field the example sometimes used is attending someone screaming from a hand injury and not noticing that someone else has a head injury and is losing consciousness. Take in as much information as you can. And ask yourself three questions:
    1. What has happened?
    2. What is happening now?
    3. What is going to happen?

You also want to draw from all five of your senses plus your instinct. What do you see? What’s the extent of the damage? Is anyone yelling for help? Can you hear a dangerous sound like gas leaking or water running? Do you smell smoke or anything suspicious? Is something hot to the touch or cold or abnormal? If you have an odd taste in your mouth you might have inhaled an irritant of some kind.

And trust your instinct. Even if there’s not obvious evidence to take a course of action, if it feels like you should do something (leave the area, get on higher ground, etc.) Scott says it may be wise to follow that gut feeling.

Here are some steps for doing a size-up:
1. Gather facts.
What happened? Where are people and are they safe? Does anyone need help?

2. Assess damage.
How extensive is it? Which part of the facility is damaged?

3. Consider probabilities.
What’s likely to happen next? How can your actions positively affect the outcome?

4. Assess your situation.
Are you safe where you are or should you move? What are you trained and equipped to do? Who do you need to call to get the right type of help?

5. Establish priorities.
What’s most important to do first? Second? Next?

6. Take action.
Considering all the information you have, create a plan, make decisions, and take action.

7. Evaluate progress.
At regular intervals stop and think about your progress. Are your goals being met?  Should you change your course of action?

The Good News: Hardwood Flooring Is Hardy

Wood Floors Expand & Contract
Commercial and residential wood floors change with the humidity. •    Dry out any wet, non-moldy materials within 48 hours to prevent mold growth 
•    Select the most appropriate cleanup methods for moldy items. The Environment Protection Agency suggests:
o    Method 1: Wet vacuum. Steam cleaning may be an alternative for carpets and some upholstered furniture.
o    Method 2: Damp-wipe surfaces with plain water or with water and detergent solution (except wood —use wood floor cleaner); scrub as needed.
o    Method 3: High-efficiency particulate air (HEPA) vacuum after the material has been thoroughly dried. Dispose of the contents of the HEPA vacuum in well-sealed plastic bags.
o    Method 4: Remove water-damaged materials and seal in plastic bags while inside of containment, if present. Dispose of as normal waste. HEPA vacuum area after it is dried.
•    Select personal protection equipment to fully protect the mold remediators (Example: N-95 respirator, gloves, and goggles)
•    Select containment equipment that will protect your building and its occupants
