Your Pipes Are Frozen. Now What?

When the weather outside is frightful, your home or business is at risk of damage from burst pipes. Deep, biting cold weather can freeze pipes that run on exterior walls, while a powerful storm may cut power, causing your inside temperature to plummet and your pipes to freeze.

If Your Pipes Freeze
- First, turn off the flow of water to prevent further damage. (If you haven’t already, find your main water shut-off valve and clearly mark it with a bright sticker—you may have to find it in the dark.) Take care to avoid an electrical shock if you must be in or near standing water.

Preventing Frozen Pipes is Best
Make sure your heating system works properly and that vulnerable pipes, like those that run close to your exterior walls, are insulated.
If you go away for several days in the winter, leave the heat set to at least 65 F. Have someone check your home and property, if possible. If you will be away for extended periods—say, for the winter—have your water turned off.
Others things you can do to help prevent your pipes from freezing are:
- Seal air leaks surrounding or near your pipes
- Keep your garage doors closed if you have water supply lines in the garage
- Disconnect outdoor hoses, store them inside and turn off water to exterior faucets and sprinkler systems
- Open your kitchen and bathroom cabinet doors to allow warmer air to circulate around the plumbing
- Keep your heat at a minimum of 55 F at all times, and 65 F when you’re out of town
- During severe cold, turn on both hot and cold faucets near outside walls to allow a trickle of water to run overnight
